LEASING CRITERIA
*Venn Capital Group is the property management company that has oversight on all of the rental properties.
INCOME VERIFICATION
1.Applicants must have income of a minimum of three times the rent in verifiable, gross
monthly income.
- Applicants must provide contact information for their company’s the Human Resources Department, the name of their department head or direct supervisor, and the main business telephone number.
- Applicant’s employment history should reflect at a minimum of 6 months with their current employer in the Central PA area, verification of transfer with current employer, or a copy of a signed and accepted Employment Offer letter.
- Self-employed individuals must provide verification of income through one of the following: a CPA prepared financial statement or a copy of their current and previous year’s tax returns filed with IRS and two most recent bank statements
RENTAL HISTORY
Married couples may combine incomes. Roommates must qualify separately.
- Applicants are responsible for providing information (including the names, addresses and phone numbers) of landlords with dates of tenancy for the previous 2 years.
- Mortgage payment history will be considered if you owned rather than rented your residence during the previous 2 years.
- No forcible detainers (evictions).
- No history of any damage to previous residences or an outstanding balance due to previous landlords.
- A history of late payments, insufficient funds, lease violations, or legal notices served for non-ompliance may result in denial of application.
CREDIT REQUIREMENTS
VCG Property Management, LLC works with all applicants on a case by case basis with regard to credit.
- A minimum credit score of 600 will be considered for processing. Scores below 600 may be considered with the understanding that an additional monthly rent paid in advance or security deposit may be required.
- Any outstanding debt to a prior landlord may result in the denial of an application.
- Past due child support will result in denial of an application.
- Additional factors for denial of application may include a history of judgments, collection/charge-off, and past-due auto payments.
CRIMINAL BACKGROUND CHECK
VCG Property Management, LLC conducts an authorized criminal background check on all occupants over the age of 18 years of age. Any undisclosed criminal convictions will be grounds for immediate denial of an application. Any felony or serious misdemeanor conviction involving violent crimes, domestic violence, and/or possession of controlled narcotics may be grounds for denial of an application. The following are some examples of convictions that will result in a denial of application:
• Drug/narcotics convictions • Burglary
• Forgery
• Larceny
• Weapons charges
- Terrorism
- Murder
- Aggravated assault
- Kidnapping
- Sex crimes
- Arson
- Harassment and stalking
- We do not rent to any person required to register as a sexual offender.
RENTAL CRITERIA FOR PETS
Policies on domestic pets vary from property to property. Certain properties or units do not permit any pets, while other owners may permit only a specific pet type. If multiple pets are allowed there is a maximum of two pets per property. The following guidelines apply:
- No cats allowed
- All pets must be licensed and current on vaccinations. (Vaccination records must be submitted along with photos of pets at time of application).
- All dogs will be interviewed and decision will be made case by case.
- No aggressive or mixed aggressive breed dogs will be accepted. Please refer to VCG Property Management, LLC “Pet Policy” for a list of dog breeds not accepted.
- No aquariums larger than 10 gallons allowed.
- No ferrets, reptiles or rodents of any kind are permitted as pets.
- All birds must be confined in cages and not allowed to reside outside their cage.
- A non-refundable pet fee is required for each pet. The initial pet fee is $300 for the first pet, and then $250 for each additional pet.
- Monthly pet fee is $30/pet/month.
List of dog breeds not accepted included, but not limited to the following:
- Pit Bulls (or any mixes)
- Rottweilers
- Akitas
- Sharpei
- Presa Canario
Funds Required for Pets
Accepted tenants must pay the non-refundable pet fee ($300 for the first pet + $250 for each additional pet) by cashier’s check, money order or online payment through Cozy.com only at time of move in. Personal checks or cash are not accepted.
Showings
Showings are available to all prospective applicants if the property is still available and schedules can be coordinated between VCG and prospective applicants.
- Scheduling of showings:
- Personnel showing properties are to be aware of safety issues at all times.
- If property is still occupied VCG requires all agents to contact tenants before showing
property.
- If property is vacant, agents will schedule showing times with their clients. VCG does not
need to be involved with showing times.
- VCG Property Management, LLC encourages all leasing agents to be responsible for the coordination and scheduling of their showings. Personnel should consider their safety when showing properties at all times.
- VCG Agents should avoid scheduling appointments before 9:00 A.M. or after 8:00 P.M.. It is against the policy of VCG Property Management, LLC to schedule showings Christmas Day, Easter Day, and Thanksgiving Day.
Acceptable Identification
When accepting applications, VCG requires acceptable identification from all applicants.
- Acceptable identification
- State issued Driver’s License
- State issued ID
- Military ID • Passport
- If the identification does not fall within these four types, personnel should bring any other form of identification to the attention of management.
- VCG reserves the right to refuse any identification that is not current.
- VCG reserves the right to refuse any identification that is not in a condition to be read.
Age Requirements for Tenants
VCG policy requires all applicants to be 18 and over, with the following exceptions:
- Marriage to an emancipated minor.
- The emancipated minor must show supporting documentation.
Qualifying Requirements
VCG requires each applicant, 18 and over, and/or emancipated minor, to fill out an application form.
- VCG requires all applicants to pay a processing or application fee of $55 per online application and $60 per paper application.
- VCG requires all information on income, rental history or ownership, and credit for processing.
- VCG does not accept application forms from other companies or organizations
- In general, VCG requires that the applicants earn a minimum income of three times the
monthly rent.
- In cases where the applicant(s) has a strong background, VCG reserves the right to approve
an applicant if the income amount rule falls short by no more than $100 per month.
Number of Persons per Property
VCG policy is to follow the Fair Housing Guideline of two people per bedroom. This is a “guideline” and there is no specific legislation.
